A lender will require an appraisal to assure the property value is adequate to justify the loan. The appraisal obtained by the lender may be adequate to give you confidence of the property's value if you are making a minimal downpayment. But, if you are making a substantial downpayment, using owner financing, or paying all cash, ask your attorney if you should add a clause in the agreement making your obligation to purchase contingent upon an appraisal value at least equal to the purchase price.
